About this course
Most people assume that investing in real estate means buying a property. In reality, a large and liquid market exists for real estate exposure without a deed, a tenant, or a 3 a.m. maintenance call. Real Estate Investment Trusts, along with real estate mutual funds and crowdfunding platforms, give investors the ability to participate in property markets through securities โ but understanding what you actually own requires a clear mental model of how these instruments work.
By the end of this course you will be able to explain how a REIT generates and distributes income, distinguish between equity, mortgage, and hybrid REITs, compare publicly traded versus non-traded REITs on key dimensions, and evaluate how real estate funds and crowdfunding platforms differ from direct REIT ownership.
